How to subdivide land into two lots in a rural zone
To do your own planning application for a subdivision of land to realign a common boundary as a VicSmart application, the first step is to
check if your application is eligible for the VicSmart process. This will ensure that your application meets the following criteria:
- Each new lot is at least the area specified for the land in the zone or in a schedule to the zone
- The land is in one of the following zones:
- Rural Living Zone
- Green Wedge Zone
- Green Wedge A Zone
- Rural Conservation Zone
- Farming Zone
- Rural Activity Zone
- Does not trigger a permit under another part of the planning scheme
It’s likely that you will also need a licensed surveyor and in most instances a lawyer or licensed conveyancer.
