How to construct a building or carry out works

To do your own town planning permit application to construct a building or carry out works as a VicSmart application, the first step is to check if your application is eligible for the VicSmart process. This will ensure that your application meets the following criteria:

  1. The estimated cost of the buildings or works does not exceed $50,000.
  2. The land is not within 30 metres of land (not a road) which is in a residential zone. (This does not apply in a Capital City Zone or Docklands Zone.)
  3. Must not be for a purpose listed in the table to Clause 52.10 in the planning scheme
  4. Is not associated with a dwelling in a Mixed Use Zone
  5. The land is in any of the following zones:
    • Mixed Use Zone
    • Any industrial zone
    • Any commercial zone
    • Capital City Zone
    • Docklands Zone
  6. If the land is in a heritage zone, that other information requirements are met
  7. Does not trigger a permit under another part of the planning scheme
